emnant parcel adjacent to the Arbutus Greenway into much-needed rental housing. Measuring just 25 feet by 142 feet, the site presents significant development challenges due to its narrow configuration, limited area, and constrained urban context.

Designing the project required close collaboration with the City of Vancouver to secure key development variances, including setback and parking relaxations. To maximize construction efficiency on the constrained site, the design proposes five storeys of mass timber construction over a concrete ground floor, with a street-oriented commercial retail unit activating the corner.

Greenway Apartments demonstrates how innovative design and strategic planning can unlock housing opportunities on highly constrained urban infill sites.
